We keep a constant check on the condition of the property and the way in which the tenants are treating/using it. We make sure that the property is respected and left in the condition it was when they moved in; therefore removing any concerns the Landlord may have.
Deposit and Rent Collection
We take care of all aspects of the rent and deposit payments independently. This is dealt with at Preview so as not to intrude on Landlords day to day activity.
Quarterly Property Inspections
We carry out inspections of managed properties every 3 months in order to assess the overall condition of the property; whether the tenants are looking after it and whether they have any problems. We relay this information to the Landlord to provide peace of mind about their rented property.
Monthly Accounts Reporting
We will keep Landlords informed of any expenses that have been incurred in relation to their properties monthly to keep them up to date with any works that have been or may need to be carried out.
Property Maintenance and Repair Management
Any problems to do with maintenance or repairs can be dealt with directly through Preview, we have trusted contractors’ which we use, and we can therefore arrange and organise any repairs or maintenance without hassling Landlords. Obviously all work would have to be approved by the Landlord but we will gather all details, prices, dates etc. Preview also provides a 24hour/7 day a week call out services to our tenants in cases of emergency.

Landlord Scale of Fees
[All fees are inclusive of VAT at the current ruling rate, where applicable]
Standard Management Fee - 50% of first months rent due - then 8% per month thereafter
Tenancy initial set up Fee - 100% of first months rent
Tenant referencing fee and right to rent check - £22.80 per applicant
Tenancy Renewal Fee: Same tenant- inclusive of management fee or £75 for non-managed Duplication and testing of extra keys: Cost only
Preparing Inventory/Schedule of Condition: Inclusive
Issuing Notice of Seeking Possession: Legal costs at cost
Administration of NRL tax returns: Inclusive of full management
Obtaining estimates and supervision of major works: 1% of cost of work over £1000
Hourly rate for other work: £50 per hour
Issuing Rent Increase notice: inclusive of full management
